Our architectural design team will tailor the design to best suit your needs. With a range of additional features and quality inclusions that you can select from, our team is here to guide you along the entire process to ensure you have all you need in your desired new home.
Stage 2: Design Your Dream Home
We take the time getting to know you, your budget, your desired inclusions and your project site. This will enable you to choose a design or design a custom home from your vision that will best suit you and your family’s needs.

Our compliance team will assess any regulatory checks based on your selected design and project site. With all the information combined, our consultant will be able to provide a building estimate. To help us with the process please bring along your land information, if available:
• Land Sale Contract
• Copy of your Site Plan
• Linen Plan with DP number or Draft Linen Plan with Bearings of the land
• Current 149 Certificate and 88b Certificate (if available)
Its time request a Fixed Price* Tender (Subject to Council & Tender Presentation) for the construction of your new home.
Our Tender process is transparent and pragmatic. We will go through each item to ensure you are clear on what is included as well as what specifics are required for your new home. We don’t like those hidden surprises, just as much as you do.

The Tender will include the following information:
• Contour Survey from a Registered Surveyor
• Photographs of existing site
• Search of Deposited plan and 88B
• Bore Hole report by Registered Engineer classifying soil conditions of the site
• Site Inspection on your block of land (if accessible)
• Complete Preliminary Plans including siting, floor plan & elevations
• Design & Compliance requirements
• Sewer Diagram (as required)
• Hydraulic Assessment by Registered Hydraulics Engineer (as required)
• An itemised breakdown of your tender price as well as any special conditions that may be applicable
At Delta Built we also provide additional services and pricing on Demolition for our Knock Down-Rebuild Homes, Swimming Pools, Landscaping and upgraded options. This will be the perfect time to discuss the additional services.
From here our team will guide you through to the next steps, make any final tweaks or amendments to the plans if required. Once you are happy with everything prepared, we will proceed to prepare all the relevant documentation for a draft building contract.
Stage 4: Building Agreement
With your approved plans and requirements along with the draft building contract, we will now prepare the Formal building contract.
Upon acceptance of your Building contract and a 10% Deposit of your overall tender value, we then proceed to submit all necessary documents such as designs, on-site reports and approvals to the Council or Complying Development Private Certifier and other relevant bodies.
Please note we may require additional reports as outlined in your tender to satisfy council and statutory authority requirements such as BASIX, Hydraulics and Waterboard approvals. Some amendments to your home may be required before we are given the approval to proceed building.
Stage 5: Give It Your Touch
Welcome to the most exciting stage, Our Selection Process! – Personalising and Styling your home.
Here you will craft your home to suit your desires. Our specialist staff will ensure that you are completely informed of all the available selection options to perfect your new home.
You will be presented with the best interior designs & options available including designer kitchens, luxurious bathrooms, custom electrical design, external finishes, internal fixtures & fittings, colours, Landscapes, pool options & much more.
Stage 6: Approvals
During the internal and external colour selections process, our administration team will be working to prepare and lodge your New Home Development Application to Council or Private Certifier for approval (if applicable), in parallel we will be preparing to obtain the Construction Certificate. This includes:
• Structural and Engineering Plans
• Developer Approval (if required)
• Council Lodgement (if required)
• Water board completed
• Other Statutory Requirements
Note: All applications are strictly subject to developer and council approval. Additional requirements will be the responsibility of the client. Approval times will vary depending on the estate, developer and relevant council.
Stage 7: Final Preparation & Site Start
Development Approval received!
Once we receive the Letter of Authority to Commence Construction from your Bank. We will give the Go Ahead to our team to begin ordering the materials, scheduling the works with our tradesmen and suppliers to build your new home from the ground up.
Stage 8: Constructing your New Home
Your home has officially begun on-site construction.
Our administration team and site supervisors will provide continuous updates on each stage of the construction of your new home.
